1 · Operations & maintenance (O&M)
- O&M manuals for all installed equipment and systemsPer the spec; usually one organized set, indexed by system.
- Equipment cut sheets / product data for installed products
- Maintenance schedules and recommended service intervals
2 · Warranties & guarantees
- Manufacturer warranties for equipment and materials
- Contractor / subcontractor warranties (workmanship)
- Special / extended warranties required by spec (roofing, glazing, etc.)Note start dates — many run from substantial completion.
3 · Record documents (as-builts)
- As-built / record drawings reflecting actual installed conditions
- Marked-up field changes incorporated into the record set
- Final approved shop drawings
4 · Submittals & approvals
- Approved submittal register, complete and closed
- Inspection reports & sign-offs (special inspections, AHJ)
- Certificate of Occupancy / final inspection approvals
- Commissioning reports where required
5 · Attic stock & spares
- Attic stock delivered per spec quantities (tile, paint, ceiling tile, fixtures…)
- Spare parts & special tools required by the specifications
- Keys, access cards, and keying schedule
6 · Training & demonstration
- Owner training completed and documented (sign-in sheets, recordings)
- System demonstration sign-offs
7 · Financial & contractual
- Final lien waivers from contractor and subs/suppliers
- Consent of surety to final payment (if bonded)
- Final change-order reconciliation and final application for payment
- Punch list complete and signed off
